Where to start: the easy, high-payoff stuff

Landscaping and curb appeal. This is the highest-leverage move you can make, and it costs the least. A cleanup — fresh mulch, tidy beds, seasonal colour, a well-kept lawn — can lift a home’s perceived value noticeably for a few hundred to a few thousand dollars. In a rainy climate, well-drained, low-maintenance landscaping also just makes life easier day to day. Native, drought-and-rain-tolerant plantings are having a real moment in BC gardens, and they happen to be some of the lowest-upkeep choices you can make.

A patio. Simple, durable, and dependable — a good patio consistently ranks among the strongest-returning outdoor projects anywhere, and it’s an easy space to actually use here if you add even minimal cover.

The centrepiece: a covered deck

This is the one to get excited about. A well-built deck is already one of the better-returning projects out there, and in BC, adding a cover or partial roof takes it from “nice in summer” to “used constantly.” Composite decking tends to hold its value better than wood over the long BC wet season — less warping, less maintenance, less of that grey, weathered look after a couple of winters.

Sunrooms and patio covers: built for the long BC winter, and still worth something later

Of everything on this list, a sunroom might be the single most “BC” upgrade there is — a bright, warm, weatherproof spot to sit during the wet months when the backyard itself isn’t calling your name. It won’t return every dollar at resale (typically less than a deck or patio), but that’s not really the point. You’re not buying a bigger number on a future listing — you’re buying a room where December doesn’t feel so long.

A few ways to keep both the enjoyment and the resale value strong:

  • Keep finishes timeless. Simple lines and neutral materials read well to almost any future buyer, and they won’t look dated in ten years.
  • Make it genuinely three-season (or four). Proper insulation and glazing matter more here than almost anywhere — a sunroom that’s too cold to use from November to February isn’t earning its keep.

What to be cautious with

Hot tubs and elaborate outdoor kitchens are a bit of an outlier in this market — lovely if you’ll genuinely use them for years, but they tend to return less at resale, partly because they read as personal-taste items and add ongoing maintenance that not every buyer wants to take on. If one of these is truly on your wish list, build it because you want it — just don’t expect it to be the thing that pays for itself.

A simple way to plan it out

If you’re budgeting across a season (or a few), here’s a sensible order:

  1. Landscaping and curb appeal — the cheapest, fastest win, and it makes everything else look better too
  2. A patio or covered deck — your biggest single investment in both daily enjoyment and resale strength
  3. A fire pit or gathering area — a small addition that makes the whole yard feel finished
  4. A sunroom or patio cover, if you know you’ll use it through the wet months — build it for the life it gives you, and take the resale bump as a bonus
